WHAT IS TITLE INSURANCE?

You obtain insurance to protect yourself against loss. Title insurance protects the title to the real estate that you are about to acquire. Real Estate has always been a valuable possession. It is so basic, a form of wealth that many special laws have been enacted to protect ownership of the land and the buildings which stand on the land. Everyone involved in the transaction has powerful rights regarding the transaction. Other than the seller of the home, there might also be family, Heirs, governmental bodies, contractors etc., who have interest to that property as well. A Title Search uncovers such problems in addition to unpaid taxes, Mortgages, judgments against the owner or previous owners, easements and many other court actions or recorded documents which can effect title to real estate.

We find and report defects in the Title attached to the real estate you wish to buy, so that these matters can be corrected before you retain ownership.

If a claim is made against the title to your property covered by your Owners Policy, Medallion Title Services, Inc. protects you by; defending your right to title, in court if need be, at Our expense. Paying the claim, at our cost if it proves to be valid, in order to correct the title and retaining your ownership of the property.

In summary, Title Insurance is a guaranty that every possible defect in the Title of the Land you are buying, which can be discovered through the search of Public Records, has been called to your attention, so that it can be corrected before you take ownership.

Furthermore, it covers you if any unforeseen defects arise. You pay for Title Insurance only once. It stays valid and in effect until you sell the property.
